SALE OF BUILDING PLOTS IN BEDFORD SHOWS EVIDENCE OF UPTURN IN HOUSING MARKET

A pair of building plots at Chapel Close, Goldington Road, Bedford have been sold by St Neots based Chartered Surveyors and Planning Consultants D H Barford + Co. The sale provides growing evidence which suggests that a recovery in the housing market may be gaining some momentum.

The overall site, which has an area of 0.22 acres, benefited from planning permission for the construction of a pair of detached dwellings. The land has been sold to Huntingdon based developer Gould Construction.

Commenting on behalf of Barford + Co, Director Phil Halmshaw said “We are extremely pleased to have been able to conclude the sale of these two plots in Bedford on behalf of our clients in what remains a difficult market. Our clients are extremely pleased with the price we obtained”.

Gould Construction have already started the construction of the two dwellings. The new homes will be available for sale later in the summer.

“There are now a number of developers with whom we are in contact who are anticipating that the worst of the recession in the housing market will be over shortly. Accordingly, we are starting to see increased levels of enquiries for all types of residential building land, ranging from individual plots to larger development sites” continued Mr Halmshaw.

Barford + Co’s planning department obtained the planning permission for the site. The agents say that this is an excellent example of how a small redundant piece of scrub land can be turned into a valuable development site.

“The land was last used as a small holding, but being located in a built-up area, there was a clear potential for planning permission to be obtained” said Mr Halmshaw.

Barfords are presently marketing a number of residential sites including a single building plot in Henlow. This site has planning permission for a detached dwelling and the guide price is £110,000. Details are available from Barfords on 01480 213811.
